Terms You Should Know Before Applying
Quiet Hours in Germany
Germany enforces strict quiet-hour laws. Weekdays require silence from 22:00 to 07:00, and Sundays/public holidays are quiet all day. All tenants must follow these rules without exception.
Hygiene and Cleanliness Standards
OTIEAN tenants must maintain clean living environments, dispose of waste correctly, and keep shared areas hygienic. Repeated violations or hygiene issues that create health risks may result in non-extension of the lease.
On-Time Rent Payments
Rent must be paid on time each month. Persistent late payments or ignored payment obligations may affect lease renewal and can result in formal recovery actions.
Respect for Property and Community
Tenants must behave respectfully, avoid damage, and maintain a peaceful environment. Harassment, discrimination, or disruptive conduct will lead to intervention and may impact lease continuation.
Subletting and Unauthorized Occupants
Unauthorized subletting or allowing unregistered individuals to stay is not permitted and may result in penalties or non-renewal.
Compliance With Hausordnung
Every building has a Hausordnung covering noise, waste separation, use of shared areas, and general conduct. All tenants are required to follow these rules.

- The service fee is non-refundable in the event of a tenant cancellation.
- If a security deposit was already paid, it will be fully refunded only if the tenant has not moved in.
